I've worked with Ryan Penn on three different transactions now, and every time I've been blown away by his professionalism. He is friendly and easy to work with. At the same time, it's apparent how hard he works in the background to make the process as seamless as possible. He is a bottomless font of knowledge about the Denver real estate market, and has built personal relationships with other agents, mortgage brokers, and other players in the industry. He does his homework like few others I've ever worked with. It is tremendously reassuring to have him on your side. Most recently, I sold a condo unit while I was living out of state, and it needed some work before it could go on the market. Ryan ran point on the whole operation. He recommended and coordinated with a painter, carpet supplier/installer, carpenter, and other folks who needed to work on the unit. With his contacts, I paid a lot less for those services than I would have if I sourced them myself. He provided excellent, clear communication at every step of the way, and worked with the building to ensure everyone got appropriate access to the unit. All I had to do was approve quotes and send checks when the work was done. With that taken care of, he staged the unit so it looked amazing. It sold quickly and hit my proceeds target. The transaction itself couldn't have gone more smoothly. He worked with the buyer's agent to identify potential hiccups, and he proactively mitigated them so they wouldn't hold up the process. He has a gift for explaining complex scenarios in clear, direct English. The deal closed as expected, with no surprises. If I ever needed to buy or sell other properties in the Denver area, I would look no further than Ryan Penn.

Ryan did it again! This was our second home sale with Ryan. Our home was under contract on the first day, with multiple offers. Ryan has fantastic marketing strategy and gives it his all. We believe he is the best realtor for the Solterra market and would never consider anyone else. It was so beneficial having him work his way through the HOA docs, which can be confusing in Solterra, that we needed for our relocation company. He is very thorough and we knew we are in excellent hands for the entire process. Ryan is quick to respond to any issues and ridiculous questions we might have. He is very patient and calming during those stressful times that we all have while buying and selling homes. Jill, his transaction coordinator, is also great.

Although we knew the process of buying a home, we had never sold a house before. Trying to do both during a pandemic was a daunting task. To make things even harder, we were already set on moving to a very specific neighborhood, despite low inventory around the Denver metro. He set up viewings quickly and even found an off-market opportunity when there were no new listings for a few weeks. He was quick to respond to emails and texts, and gave us great advice throughout the process. As luck would have it, our new home showed up while Jesse was on vacation, but Ryan stepped in and helped us seal the deal. Ryan had great negotiating skills and prevented us from overpaying in a frantic seller's market. Once under contract, we had great support from Jesse, Ryan, and the 360 Dwellings staff as we worked through the closing process. We really appreciated the electronic contracts, and the online calendar was great for keeping track of all of the deadlines. The sale of our old home was just as seamless. Ryan suggested the use of Guest House, a high end staging company using locally made furniture and home decor products. Our house looked incredible - and to be honest, better than when we lived there! We were under contract two days after listing, with a purchase price over asking! We just can't thank Jesse, Ryan, and 360 Dwellings staff enough for making this stressful process so easy, and giving us excellent guidance throughout the buying and selling process. 360 Dwellings are true professionals and we highly recommend them if you are looking for a new home around Denver.

My experience with 360 Dwellings was superb. I worked with Ryan in my search for a multi-family investment property. Ryan had experience in owning and operating similar properties, and proved to have vast information in the area. He offered insights on financing such investments that I had overlooked or hadn't explored fully, and was well connected in terms of brokers, lenders, contractors, appraisers and the like. We critically analyzed numerous properties' investment values and, upon making offers, Ryan proved a shrewd and effective negotiator and advocate. Inventory was tight when I was in the market, so our hunt for the right property took many months. During that time, Ryan remained attentive to the market and alerted me quickly to any new listings. As a result, we were among the first persons to view many property of interest and were well positioned to move forward strategically when opportunities arose. Ryan responded immediately to my frequent calls, emails, texts, and questions. I have worked with other realtors in the past, and this was patently NOT the case. In hot markets, moving quickly is paramount, and Ryan's responsiveness and availability were invaluable. Finally, Ryan is trustworthy and friendly. I never felt pressured toward a sale or misled in any way. Rather, I remained comfortable and confident in his representation from the first to the last. Last month I had to move my dad from California to be closer to me since he was having trouble taking care of himself. A very difficult situation. Since Ryan lives in the same neighborhood that I moved my dad into, Solterra, his knowledge and advice was indispensable. His answers to my questions about the HOA, age demographics, and new listings (Ryan has a huge network of real estate professionals all over the front range so he hears about houses before they are listed) made the decision about which house to get for my dad easy. And Ryan even found me a house for my dad that was within walking distance of my own house! Even now that my dad is settled in, Ryan still helps out occasionally when we have simple questions like which day recyclables are collected or who to contact for approval about home improvement projects. I highly recommend Ryan for any real estate needs you may have!

From the very beginning Ryan was very courteous and professional. He knows the market and the area really well and was able to gain our confidence. He took care of all the details to help us get our house ready for showings. He was able to generate a great interest in our house and highlight its selling points. We listened to his advises and as a result we had a number of showings the week before the house was on the market and two offers two days after it was listed! My husband and I recently moved to the Denver area and were looking to purchase our first home. We read reviews for several real estate agents and decided to contact 360 Dwellings. After meeting with Ryan we were impressed by several things: 1) He was very interested in what we were looking for in a home (house type, area, public transit options, etc.) 2) He gave a thorough overview of the home buying process to help us understand what to expect 3) He was willing to show us properties before we signed a contract with him. NO ONE else we spoke to was willing to show us a single property without a contract. When we began looking at properties Ryan was fantastic at spotting the details that we missed (like the quality of work done on "fix and flips"). He also quickly got a sense of what kinds of homes we liked and could make recommendations for properties. Additionally, the 360 Dwellings web portal is easy to use and provided us instant notifications of when properties that fit our search criteria went on the market. When we decide make an offer on a home Ryan provided us information about recent home sales in the area to help us determine our initial offer. During the counter offer and inspection process Ryan demonstrated his negotiation skills, which resulting in us paying below the appraised value and getting some seller concessions included. Ryan was there to help us and answer our questions from the first day we met all the way through the closing meeting where we signed the paperwork for our first home. Ryan also provided us some recommendations for local services (plumber, trash removal, etc.) that have been very helpful. I would recommend Ryan to anyone looking for a home in the greater Denver area.

Ryan Penn is the most professional and exemplary realtor that I've had the privilege of working with. He takes his time to explain each step of the process and provides his insight into the questions that we had along the way. My wife and I were moving to Denver from out of state while having a baby and Ryan went above and beyond to help make this an easy process. He is not only the most professional and honest realtor we experienced, he is also a genuinely amazing person willing to provide his guidance and insight into the surrounding communities and also has a great knowledge of the history and current development projects in the area. He genuinely cares about his clients and wants them to have the best experience and find the home they are looking for. I can't say enough good things about our experience with Ryan Penn and if we have to buy or sell another home in the future I would seek him out to help us again.

He's worked with me on four transactions over the years, both buy & sell side (some with multiple moving parts) & I can't express how professional & straightforward he is.
