I've worked with Ryan Penn on three different transactions now, and every time I've been blown away by his professionalism. He is friendly and easy to work with. At the same time, it's apparent how hard he works in the background to make the process as seamless as possible. He is a bottomless font of knowledge about the Denver real estate market, and has built personal relationships with other agents, mortgage brokers, and other players in the industry. He does his homework like few others I've ever worked with. It is tremendously reassuring to have him on your side. Most recently, I sold a condo unit while I was living out of state, and it needed some work before it could go on the market. Ryan ran point on the whole operation. He recommended and coordinated with a painter, carpet supplier/installer, carpenter, and other folks who needed to work on the unit. With his contacts, I paid a lot less for those services than I would have if I sourced them myself. He provided excellent, clear communication at every step of the way, and worked with the building to ensure everyone got appropriate access to the unit. All I had to do was approve quotes and send checks when the work was done. With that taken care of, he staged the unit so it looked amazing. It sold quickly and hit my proceeds target. The transaction itself couldn't have gone more smoothly. He worked with the buyer's agent to identify potential hiccups, and he proactively mitigated them so they wouldn't hold up the process. He has a gift for explaining complex scenarios in clear, direct English. The deal closed as expected, with no surprises. If I ever needed to buy or sell other properties in the Denver area, I would look no further than Ryan Penn.

Ryan did it again! This was our second home sale with Ryan. Our home was under contract on the first day, with multiple offers. Ryan has fantastic marketing strategy and gives it his all. We believe he is the best realtor for the Solterra market and would never consider anyone else. It was so beneficial having him work his way through the HOA docs, which can be confusing in Solterra, that we needed for our relocation company. He is very thorough and we knew we are in excellent hands for the entire process. Ryan is quick to respond to any issues and ridiculous questions we might have. He is very patient and calming during those stressful times that we all have while buying and selling homes. Jill, his transaction coordinator, is also great.

Although we knew the process of buying a home, we had never sold a house before. Trying to do both during a pandemic was a daunting task. To make things even harder, we were already set on moving to a very specific neighborhood, despite low inventory around the Denver metro. Ryan had great negotiating skills and prevented us from overpaying in a frantic seller's market. Once under contract, we had great support from Jesse, Ryan, and the 360 Dwellings staff as we worked through the closing process. We really appreciated the electronic contracts, and the online calendar was great for keeping track of all of the deadlines. The sale of our old home was just as seamless. Ryan suggested the use of Guest House, a high end staging company using locally made furniture and home decor products. Our house looked incredible - and to be honest, better than when we lived there! We were under contract two days after listing, with a purchase price over asking! We just can't thank Jesse, Ryan, and 360 Dwellings staff enough for making this stressful process so easy, and giving us excellent guidance throughout the buying and selling process. 360 Dwellings are true professionals and we highly recommend them if you are looking for a new home around Denver.

After living in Solterra for over 3 years it was time to put our house on the market to move out of state to be closer to our family. Since we frequently hear his name mentioned in the neighborhood we got in touch with Ryan Penn to help us with the process. This was the single best decision we made! From the very beginning Ryan was very courteous and professional. He knows the market and the area really well and was able to gain our confidence. He took care of all the details to help us get our house ready for showings. He was able to generate a great interest in our house and highlight its selling points. We listened to his advises and as a result we had a number of showings the week before the house was on the market and two offers two days after it was listed! My husband and I recently moved to the Denver area and were looking to purchase our first home. We read reviews for several real estate agents and decided to contact 360 Dwellings. After meeting with Ryan we were impressed by several things: 1) He was very interested in what we were looking for in a home (house type, area, public transit options, etc.) 2) He gave a thorough overview of the home buying process to help us understand what to expect 3) He was willing to show us properties before we signed a contract with him. NO ONE else we spoke to was willing to show us a single property without a contract. When we began looking at properties Ryan was fantastic at spotting the details that we missed (like the quality of work done on "fix and flips"). He also quickly got a sense of what kinds of homes we liked and could make recommendations for properties. Additionally, the 360 Dwellings web portal is easy to use and provided us instant notifications of when properties that fit our search criteria went on the market. When we decide make an offer on a home Ryan provided us information about recent home sales in the area to help us determine our initial offer. During the counter offer and inspection process Ryan demonstrated his negotiation skills, which resulting in us paying below the appraised value and getting some seller concessions included. Ryan was there to help us and answer our questions from the first day we met all the way through the closing meeting where we signed the paperwork for our first home. Ryan also provided us some recommendations for local services (plumber, trash removal, etc.) that have been very helpful. I would recommend Ryan to anyone looking for a home in the greater Denver area.

Ryan Penn is the most professional and exemplary realtor that I've had the privilege of working with. He takes his time to explain each step of the process and provides his insight into the questions that we had along the way. My wife and I were moving to Denver from out of state while having a baby and Ryan went above and beyond to help make this an easy process. He is not only the most professional and honest realtor we experienced, he is also a genuinely amazing person willing to provide his guidance and insight into the surrounding communities and also has a great knowledge of the history and current development projects in the area. He genuinely cares about his clients and wants them to have the best experience and find the home they are looking for. I can't say enough good things about our experience with Ryan Penn and if we have to buy or sell another home in the future I would seek him out to help us again.

I purchased a new build home with the help of Ryan Penn. Ryan went above and beyond in the process. He is very knowledgable in the Solterra area and with building process of the builders. He was involved throughout the process starting with lot selection (his advice was extremely valuable), attending a number of the important meetings with the builder, and design center meetings selecting finishes for the home. The time commitment was a value add. He had very good advice and references for mortgage lenders and for landscaping. He even invited me to his home to see what had worked well in his yard in terms of trees and shrubs. I would highly recommend Ryan Penn for your real estate transactions!

I would have to say that I would recommend Ryan Penn to any buyer. As a first time home buyer, Ryan surpassed my husband and my expectation. After a rough start and 1 1/2 month wasted on two bad realtors, we were beyond discouraged. Our 1st realtor tried going over our heads and requested from our lender to increase our loan without communicating with us. Which is a big no no in our book. He was showing us homes that we didn't want to see. He would answer other clients emails and texts while showing us a home. And had me waiting for 1/2 hour at a home without letting me know he was going to be late. Our 2nd realtor met with us for the 1st time and two days later left on a 10 day vacation. At our first meet up, said that he rather be at home with his wife then showing us a home we didn't want to buy. He stated that selling us a home is not going to make or break his income for the year. I decided to search yelp and came across 360dwellings yelp page. I read through the reviews and was convinced to reach out for help. Ryan contacted me the very next day and changed our experience and help us get into a home in just 3weeks. With a very competitive budget and with Ryan's determination, he helped us beat another offer that happened to be a CASH offer. Ryan Penn recently helped my husband and I find and purchase our first home. A friend of mine recommended him and I am so glad I called him. Ryan was everything I wanted in a Realtor-- quick to respond, organized, detailed, professional, and very easy to work with. I was nervous about shopping in the current market, and Ryan guided us through it in a way that took away a lot of the anxiety. I can honestly say he went above and beyond for us, particularly when we had some unexpected problems around closing and after the sale. He continued to stay in touch with us and got the issues resolved, long after we closed, proving to me that he genuinely cares about his clients' home buying experience and that he is committed to doing good business. I would recommend him to anyone and will go to him first when it comes time to sell our home.

Ryan and 360 Dwellings are top-notch. We bought our second home with 360 Dwellings, after sacking a Remax agent for being impersonal and pushy. Ryan didn't require us to sign an exclusivity agreement until we were ready to make an offer. At that point, we were very happy to! He was very flexible with our appointment times, as we both work 9-5. He adapted to our plans, and would setup showings at a moment's notice, if we happened across a house while we were driving that struck our interest. We ended up going under contract on two properties. In BOTH cases, he helped us negotiate a price that was 20-30K below asking price. Also in both cases, our settled price came in significantly below the appraisal. If you want an "ethical bulldog," then Ryan is your man.

Ryan Penn at 360 -- if reviews allowed 10 stars, that's precisely where I would rate him. He's worked with me on four transactions over the years, both buy & sell side (some with multiple moving parts) & I can't express how professional & straightforward he is. Best interest at all times, superior negotiation skills & all around on top of every aspect of my transactions. I've worked with many realtors over time & I can honestly state that he's in a category like none other. I've referred multiple friends, clients & family members to him & they all report back with the same high regard I hold for Ryan. Professionalism at its finest working with him.
